Every note here comes from real transactions across Clark County — homes shown, offers written, and closings navigated. No recycled advice, only what holds up in this market.

Editorial & Data Methodology

How these notes are written

Authorship. Every note is written by Oksana Berezhnoy, drawing on active representation across Clark County. Nothing here is syndicated or licensed content.

Market figures. Any price or days-on-market figures reference regional MLS closed-sale data and link to their source. Figures still settling for a current quarter are noted as preliminary, not final.

Client scenarios. Buyer and seller examples are composites, labeled as such, and carry no identifying detail. Client confidentiality is never traded for content.

Verification. Zoning, permitting, septic, flood, and tax claims link to the county, city, or state source so you can confirm them yourself.

Corrections & updates. Notes carry a published date and are revised when rules or market conditions change. Spot something wrong? Tell us and we will correct it.

These notes are general information — not legal, tax, engineering, or inspection advice.
